We could publish a "starting at" price for each service, but that number is rarely what you'd actually pay. A 1,200 sq ft single-story bungalow and a 4,000 sq ft two-story with a tile roof are completely different jobs. Publishing one fixed rate for both misleads everyone.

Square footage is the biggest single driver for every service, roof area, siding area, driveway area, or paver area. Larger properties take more time, more material, and more labor. Smaller properties cost less.
2. Surface Condition
A property cleaned annually needs less pre-treatment, shorter dwell times, and fewer passes than one that hasn't been touched in five years. Heavy algae, embedded oil stains, or biofilm buildup adds to the scope.
3. Surface Type
Concrete driveways, brick pavers, tile roofs, travertine pool decks, stucco walls, and vinyl siding each require different approaches and materials. Travertine and natural stone, in particular, need specialized products and technique.
4. Access & Complexity

Single-service quotes are priced as one-offs. Bundled services (house wash + roof + driveway in one visit) come with a bundle rate because the crew is already on-site with equipment running. Most multi-service customers save meaningfully over scheduling separately.
